FBS’s GIS and data conversion team will work directly with the county or counties in your local area to procure assessor, sale, and GIS/parcel data for integration into the flexmls Web system. The flexmls Tax module includes several features that greatly enhance flexmls Web:

  • Auto Population Into Listings — With the tax data integrated into the MLS, new listings can be auto-populated from the tax records to make listing entry more efficient and accurate.
  • Public Records Search — The same full search format as used for the MLS system is used for flexmls Tax to allow you to search through the fields you want. As with MLS searches, you can save your searches and create carts from the tax records.
  • Listing Details — The tax detail report also is integrated directly into the MLS search results module so that the public records data can be viewed, printed, and emailed along with the listing details.
  • Mailing Labels — If allowed by the county, the flexmls Tax system will allow you to create mailing labels for your designated farm area and print them out directly from the system.
  • Geo-coding and Address History — Integrating the county tax records into the MLS system increases the accuracy of geo-coding, parcel number lookups, and the address matching done during the geo-coding process, because it provides another source for comparing and matching address and parcel number data.
  • Update Frequency — FBS will update the public records data as often as the County provides, which typically is monthly or quarterly.
